Acquired Mobile Home vie Abandonment Process
I have a buyer for my property, but have hit a snag with Title co. In Montgomery County TX. I have a meeting scheduled with my RE attorney to assist, but wanted to see if others have dealt with this and what was your outcome.
I inherited a lot that had a 2009 single wide mobile home on it in 2018. At that point I owned the lot but not the MH since the MH was considered personal property. Five years later I filed the MH as abandoned via the State of Texas process and received my Statement of Ownership from the State. I then converted the MH to real property and filed with Montgomery County.
I completely renovated the home and put it on the market. Title now says I have to find the MH owner or heirs and have affidavits of heirship in order to get insurance. From my research, the previous owner is deceased and I cannot definitely determine the heirs. Regardless of this, The State declared me the owner after going through the abandonment process and I am not finding anything on the State website for a redemption period of personal property such as a MH on private property.
I suspect I may need to go through a Quiet Title action. Could anyone share how you got through a similar experience?
