We are doing a rent by the room househacking strategy, so we bought a 6 bedroom house and have 6 roommates.

The roommates you choose should be compatible with your ways of living, and you should also feel comfortable living with your roommate.

I have made a rough draft of the roommate agreement/ lease so they will know what is allowed at my condo and overall what I expect.     

But sharing rooms will be a choice, if they choose to bring a friend to lower the cost then they can as long as the roommate can still pass the screening and tenant requirements.
