Could you refresh the units and bring rents up at all?

You can always refresh the listing or take it down for a few days then put it back up.

However, I am looking to branch out in to the Sacramento market to explore some friendlier, more refreshing price points and potentially acquire my first BRRRR!

hi!  if I'm going to paint the same Agreeable Gray color on walls 4 years later, do I need to do two coats or will one suffice?  walls are in great condition with only a few minor nail holes and additional minor spark...

Fixed issues throughout the building, painted the garage, repaired all the porches, replaced bad doors, refreshed one apartment, completely remodeled another.

I've heard others say if you think your going to sell in the next 5-10years do it now.I personally have a property that had a terrible conversion from SFR to duplex that doesn't need $100K in repairs but could use refreshing I would estimate in the $30K range. 

If you are going to live there and then turn it into a rental, I wouldn't invest too much cash, but I would do a refresh.
