I admit that I was enamored by the presentation and then the herd mentality guidance of (1 + guru + 20k = success) simplistic formula.

Remember kids were meant to be "seen and not herd" & "speek only when spoken to" once upon a time.

I would like to address a concern I have about the herd-mentality of everyone and their uncle becoming "investors" and how this is likely to have very serious long term implications on housing that few have thought much about.

They sure do not define or make a market.That market reminds me of a herd.

Quite often they turn into reluctant LLs or sell at break-even after months on the market.The local realtors term the herd "Flip Flops'.
