Also, I just listened to #124 and I agree that approaching lenders with a portfolio of my research with a professional vision will help me get what I need to get going. 

If flipping/construction isnt something you have experience in, I'm not sure i would dive into that niche unless it truly fit my Vision.

Also, just announced yesterday was federal funding for the Trinity River Vision Plan (valued at $1 billion) and TEX commuter rail between downtown Fort Worth and DFW airport (valued at $500 million). 

If this works even remotely well as I imagine, this could turn into a massive nation-wide production, easily scaled up with the right team.Obviously, I'm very early in the process but my vision is clear, and my determination is undeniable.

Bottom line: You're in the drivers seat and all the other REI persons in your life simply come along side and can only really assist you if/when you're CLEAR about your vision.
