Consider house hacking where you buy a multi-unit property and rent out the others.

I have had 3 people email me this weekend who are over leveraged and also cash strapped in that they have repairs of $5k or more, o cash to repair and without repairing cannot release unit.

I’m considering a 20-unit multifamily property listed at $1.6M, but the seller has indicated they’re willing to accept $1.25M.

I have 22 rental units, mix of SFH and multis.  

@Polat Caglayan The majority of investors who become involved in the section 8 program do so because they purchase lousy real estate and leasing the units to section 8 tenants is the best option on the table.

Multifamily units won't be for sale, so you're saying the co-ops and condos being built will be the main affordable housing supply?

I have several opportunities to snag up a self storage complex and a 18 unit apartment complex on creative financing .

Three and four units properties tend to be slightly more investor facing, but there are still a lot of regular buyers that pick up three and four units as well.
