I get properties everyday that are being sold off market and I package them (meaning do all the leg work) run the numbers, call on zoning, codes ect, market analysis, comps, and present it to my investors who are looking for such properties and work them through the rest of the deal.

The lender will blow up the deal or they will want to work from the sale price on the 1st leg of the double close or simo deal.Translated this means you can have a deal fail on the day before you were supposed to close.

First find the agent that you will interview get recomendations through your family,neighbors,or friends.Set the appointment ask as many questions about real estate,explain what it is that you are looking for in an agent and listen carefully to what they propose in doing for you to meet your needs.The great thing about having a RE agent is that they will do all the leg work ,they will find the home,write the contract,negotiate the deal,and walk you through the entire process.Do you pay for this service?

Thanks , i will do that , it took me 2 weeks to get the place back to the way it was before she moved in , i don't think i have ever met anyone as lazy and stupid and i hope i never do again , she put a chair in the bathtub to shave her legs and cracked the brand new bathtub i put in just before she moved in , i have rented this house out 3 times previously and have never had a problem like this i guess i just got lucky until now , beware even if people check out on paper doesn't mean they aren't lazy and stupid , i wonder if her previous landlord lied to get rid of her ?
