New to Real Estate Investing from Florida
Hello everyone,
First off, I would like to thank all of you for taking the time to read my post! I am 20 years old, and I am a real estate agent in Florida. I originally got my real estate license thinking that if I was in the business I would automatically learn about investing. Needless to say, I have found out that real estate sales and real estate investing are two very different things.
I am interested in all facets of investing- renting, rehabing, foreclosures ect. Having just gotten started in the real estate business 5 months ago I have heard nothing but bad things about the market here in Florida. I would really like to try and "flip" a small property but I do not have a lot of money. I have been reading many books and doing a lot of research, and I have been told that it is possible in any market.
Florida in number 3 in the Nation for foreclosures, and now would be a good time to find a deal. I have thought about using a hard money lender, but I dont know much about them.
I guess what I'm asking is: Is now a good time to start investing in rehabs? How do I know where to find deals? I do have acces to our local MLS, but so far I havent found anything. Are there better places to look? How do I get started?
