If you don't mind traveling I would add Poinciana.Stay away from Pine Hills (crime hills) and Holden Heights.not sure if these will help you better understand pricing or value of properties but will give you some idea what your looking at.Have fun and enjoy.

It depends on the size - some companies such as Pine Financial can pre qualify you while smaller ma and pa lenders want to vet the deal first.

Areas that have properties that pass the 1% rule (and sometimes even the 2% rule):Gloucester County (certain towns)Salem CountyCumberland County (Bridgeton, Millville & Vineland)Camden County (certain towns - Camden, Gloucester City, Lindenwold, Clementon, Brooklawn, Pine Hill, etc...)Cape May CountyAtlantic CountyThe more north you get the harder it gets to find good cashflow deals but they still exist.

Ryan I think you would relate to this areas better .. like Portland Ave and Pine st these are not really good but if you looking to pick up a buy and hold with less money this is where to pick them up .So Ian trying to see how I can even get correspondence with the owners or title holders .. any ideas would help .
