Not to mention there is others out there with GIANT budgets, massive systems, proprietary software to effect big efficiencies, and they can't operate at that insanely low level, there is a reason for that. 

With property churn and tenant churn, many opportunities exist from large scale design projects to smaller tweaks and "freshening things up".At either group/meeting, mention my name and ask for me. 

She also checked the last 6 appraisals she has seen on winterized HUD properties and only one had noted that the power was on (no mention of water on any of them) during the appraisal... 

If 3 properties are a bit too much to handle right now, you could sell one and focus on the other two like others have mentioned. :) 

Most serious and qualified tenants are searching on the major 3rd party platforms you mentioned + realtor.com, redfin, and a few others.Apartments.com & homes.com are owned by the same company and may offer some additional marketing options.Another strategy to consider here is social media - video marketing.
