It seems like either way you have to put a lot of trust in your PM, which is why I'm looking to start small, but it seems if you find a good one then out of state investing (for me at least) is the way to go.

You tell them what to offer etc. but as far as them giving you seller info or answering probing questions about the property they shouldn't release without the sellers written consent.It's important to know when signing a purchase and sale what kind of agency relationship is checked in the contract and what it means.
