While Ken can explain how he personally raised millions in minutes, such a feat is not duplicatable by most others even with the training on the how to simply because they would not have the track record, reputation, and ability to perform as Ken did.In one of my deals posted here on BP, I had an investor who was committed to fund $800k for an equity stake in a multi million dollar deal back out on me on a Friday afternoon and funding was to take place Monday morning.

Since some listing agents are lazy and don't care to do that stuff, it's been my experience that the tenants will probably be taken by surprise when you show up with your agent to look :)And sometimes the tenants are just uncooperative for showings, so don't be surprised if that occurs.

The lender has to view the amount credited toward the purchase knowing the mule actually carried all it could and that excess baggage wasn't loaded on the horse because the mule was lazy or just because we could do that and pump up the credits; We need to know that the agreed amounts paid as rents were not less than the value of the tenancy rights granted and that we over loaded the amounts credited toward the purchase of the ownership rights.
