One time this lady call me private and she wanted to know if i had 400,000 dollars. but when i tried to ask her about the property she would tell me anything accept it was nice.

Hi I wasn't sure where to post it, but decided to post it here since wholesaling is my strategy.I had a call from a lady who doesn't want to sell her house, but badly needs the money (bad credit, BK, bank almost foreclosed on her).

Anywaaaayss lol... ladies and gents, Ive been trying improve my cold call ratio and i need a formula for how talk to a potential seller/ and how finding out if an seller is motivated. i am a new investor as of which i have completed 1 deal and am in the process of completing an second, but for some reason this which i believe it due my mechanics and experienced level when talking to an potential sellers of course u get the typical hang ups, or the No's for no logical reason;. but when u find someone who is willing to sell and determining if there motivated to sell are two different things.

My loan lady got an investor an 85% loan last week and found ONE pmi company that did the insurance.

Cross your fingers and hope he calls or would you pay another visit tomorrow?

I also won't rent to people with words tattooed on their fingers (one guy had K I L L tattooed on his fingers) or people with tattooes on their face.

We have been in contact with as many people as we can to figure out what was going on (some of which we realize we are not suposed to contact) one of which being the title company and the lady there today mentioned that the bank was still waiting on a reply from Fannie Mae.

Needless to say, there were no ladies at that particular discussion.

This is not cleaning/maintenance though - I have a cleaning lady who I pay who lives locally and cleans after every turn.
