Unfortunately, most of what I can offer is only sweat equity as I am not very skilled in any obviously beneficial way for real estate investing.I currently work full time for a chemical company in Irving, TX as a regulatory affairs specialist for those of you interested in what I do for a living currently.

Industrial is commercial, it's "dirty commercial" but certainly can be financed and Jon is on target. 15 to 20 year, 3 to 5 pop, adjustable rate, no ceiling and probably best would be 3% over banks prime at 70% LTV, is my guess.Those fees Jon spoke of, well your fees could be much more depending on what class of industrial you're speaking of, if it's heavy industrial, oil drums, chemical processing, refinery operations, junk yards....you're going to have a tuff time at 60% LTV.
