We're not talking big bucks here, especially if you can install yourself and buy gently used. 

So my humble advice to you is if you are having trouble finding amazing deals...Ideally, get a website, make love to SEO, spank it, .. don't be nice and gentle.. ask it "Who is your daddy". 

I can only ask God to be gentle at this point. 

If you're planning on doing it yourself, it's a lot of work, but you should be able to find someone for about $1.00-$1.25/sf and not worry about a thing.Plus, once you sand and refinish, you could probably get away with a buff & coat the next time they need redone and you can get that done very cheap.

For years, many BP folk have been gently prodding @Bill Gulley to pen a similar series of blog posts on lending and regulation ... maybe your series will serve to prod him along.

If there is already a bad taste in people's mouths you are going to educate them gently.

If you post your location in your profile and allow others to see it, someone in your area might be better able to help.Also, I have borrowers doing everything from full gut rehabs on older properties that run up to 100K or more, to fluff and buffs of only 15K.
