I don't think the LVP will feel right with carpet underneath and it's not a sound installation practice to have that buffer layer there.

I feel my money is best spent building a portfolio of cash flowing units.

Just getting a feel for things. 

When you sell, interview as many as you need until you feel very comfortable with the one you decide to work with.real estate is a big investment, and for me it's long term, I don't want to have buyer remorse because someone isn't as knowledge as I like.when I was younger,  I was more willing or less experienced,  today I want the same level of knowledge as I offer when I help someone with their tax planning or when I prepar their taxes.....Show me your high level of knowledge,  you are hired.

I feel this gives me the flexibility to find the right solution for my client and not just sell what my bank offers.

After putting about $50k into the property,  I’m just about $25k from meeting my completion goal that includes stucco, drywall, and siding.

My question is why you want to bring it up to code, other than just to feel good or improve your exit strategy?
