Hello all , I could use some advice tying these deals together we have amassed a decent buyers list with their avatar, and have direct and 2nd positions on the sell side however most of the contracts we have Don’t have us structured in on the seller side as we are not licensed brokers. buyers have not been keen on signing our fee agreement contract.

I've had a number of enquiries via my site by people who'd like to invest in one of our syndication deals, but can't due to either not being accredited, or the majority of the deals being open to accredited, not sophisticated investors.I'd just like to reiterate that for those who are keen to invest in multifamilies, if they don't meet the income requirements, they can become accredited by taking the Series 65 exam, which doesn't require registration/sponsorship under a broker/dealer.

I’m keen on multi family 2-4 units in the Bradenton and Palmetto area.

Both tenants are leased long term for wildly below market rent so I can see them not being so keen on leaving in the next 2 months.

I have not done a mold inspection, but the kitchen was remodelled prior to it being listed so I am surprised to find mold/mildew.5) Seller also mentioned that the bathrooms were completely remodelled, but a toilet was loose, bath water nozzle was also loose with a gap between the nozzle and the wall, and water handle in the master shower is not connected to anything..6) No roof vents in the attic, even though the roof was replaced..Keen to get your thoughts!
