Refusing to allow such a device after a tenant's request for same could open the landlord to potential liability (should something a break-in, assault, etc. occur) because you're preventing the tenant from adding a level of protection that is allowed by law and cannot reasonably be considered an invasion of anyone's privacy since that expectation has already been addressed by the highest court in the land.  

If a housing representative calls you about participating in CITYFHEPS...hang up on them after telling them in excruciating descriptive detail just how hard and fast you are gong to shove that phone up their a** , if they ever so much as dare look at you phone number in contemplation of dialing your number.

We are contemplating this approach as an alternative to buying a turn key property at the top of our price point.

Hello BP friends,I've been contemplating on one of my goals, and wondering if it's possible to accomplish in 12-15 months?

I normally don't jump all over somebody for sharing their opinion, but knowing that same somebody needs or is at least contemplating liquidating their wife's 401k to expand yet is giving advice on being wealthy tells me they most likely are saddled with 5 figure car payments as well.   

I think the complex in it's current shape is worth approximately $325,000 and I think would have an ARV of $350,000.I'm contemplating offering $300,000 with 20% down, with $240,000 being financed at 5% on a 20 year amortization. 

Am I totally off my rocker to even be contemplating a property without an entity formed or can we make it all work?

I've seen contemplation of this kind of "ticing out" a SF residence a couple of times in the last few weeks.
