If something with old kitchens and beat-up interiors is selling for $60K a unit, you maybe be able to command $75K-80K with proper renovations.Also, if you can get a sense of the cap rate in that neighborhood, you can also check rental listings to get an idea of what the units will rent for (and therefore what the property is worth).

Most builders can pay 20-25% of the value of the sale price of the house for the land if the lots are just standard and not special like waterfront, average or view lots that would command a premium.

@Sixto Velasco as far as a straight up investor play as others mentioned you should look for a higher ROI , but Some locations command a premium due to the intrinsic land appreciation.
