Rent increase with attic space

Hello,

I have an attic space that is locked off. To get a full picture of what’s going on  there’s a lot of junk and heavy furniture leftover from the previous tenants, my husband and I decided to work on the downstairs apt due to more immediate renovation and repair needs. So we locked off the attic until we can work on the attic over the summer. So there is also some repair work needed there. My tenant recently asked if he could use the space for excercise equipment recently. It’s another project that I did not have planned right away. He may want the space right away and may be willing to empty it out. What  Can I do in regards to charging attic space?
