With the 12 month ban on evictions pretty much coming and May 31 stay at home order for less than 1000 cases is very conservative and not getting political cause I just notice what is coming and make my investment decisions accordingly.

Evictions banned in virtually all areas, highest rate of unemployment, tenant reserves that have already been covering some for over a month, fairly high probability of a price decline (definitely higher than it was a few months ago).

I learned yesterday that we can't even ask these tenants if they are planning to pay in May, and we are required to give at least six months from the time the ban on residential evictions for non payment is lifted for tenants to pay past due rents.
