Every living unit must have at least one (1) bathroom which includes a flushing toilet, lavatory/sink and a bathtub/shower.

We had one Section 8 rental unit that went years through the inspection just  fine until a new inspector came on board and failed it for "mold" in the bathtub when the tenant failed to clean the mildew from around the tub. 

Bathtubs probably need caulking and I am getting the seller to fix all the windows, doors, downspouts, siding, countertops and HVAC.Down Payment & Closing: $84kCurrent rents: $2500 per month but should be about $2900 per month come Aug 2016 when school year starts up againProp.

When he did, he found big globs of hair / soap scum in the master bathtub and sink.  

Replace shower surround, repainted bathtub, and plumbing (professionally). 

The bathroom room is currently gutted and i have all the materials needed to complete the job at the job site (tile, toilet,sink,vaity,fixtures,bath tub,etc.) 

But for a capex expense, my next one being a bath tub replacement or replacing the carpet with LVP.

@Scott MacHi Scott- I should have been more precise- there were several trees in front of the building blocking the entire building and address- and  pathways- they said it was a safety hazard on the pathways- we could have put a very temporary bandaid and just trimmed them down at back- but then we would have had to deal with them again- since then I’ve learned to use more cheap temporary fixes on things that don’t pose a major safety issueHad to fix several other things too- lots of little things such as paint peeling on bathtubs, oven hood not working, etc..This was week one of owning it- silly me thinking we would take care of things that were super serious thoroughly- just to have more things pop up that were more urgent soon after - 

We replumbed the house to accept tradition floor mount toilets, tiled all the bathrooms, replaced bathtubs, changed kitchen layout and retiled kitchen floor and counters, repainted the entire interior of the house (bought a professional airless paint sprayer) and replaced all carpet.

Once the plumbers came out they noticed all new plumbing in the bathroom and a bath tub drain/vent pipe that was disconnected.
