My clients absolutely love it here because they are finding deals that are cash flowing, hit the 1% rule, and have tons of appreciation.

Plus, you would need to maintain thorough documentation of your hours spent and the activities on which you spent it, not to mention you must absolutely know the ins and outs of the type of activities that qualify you for REPS before you keep your stand at the tax court.

The high PM costs can absolutely be justified. 

If that is the case, you absolutely do not own the property, you can't trespass and you definitely can't cut trees down!

Banks absolutely lend on real estate titled to LLC's and most have no issues doing so.

On most I would agree but while your absolutes may be what works in your area, finishes are regional in nature.
