I own and manage properties all over Buffalo and all of the surrounding suburbs.  

As there are over 90 neighborhoods in Pittsburgh (and more in the surrounding area) it’s hard to say all of them.

You are surrounded by the highest property prices in the state in all 3 directions. 

I do see numerous overseas investors making similar investments into areas like Wesley Chapel, and other surrounding areas.

Lastly, if there is anyone in Royal Oak Michigan, or the surrounding area, who is interested in getting a real estate club going (I just need one more person, two's a club!)

There are models here in the surrounding suburbs of Cleveland for this type of regulation.

I would love to start buying up on the same and surrounding blocks.

I think multi-family is  safer bet especially with the area/surrounding areas of my home that I am the most familiar and most comfortable investing in at this point. 

Determine your goals and make them surrounding what you want to achieve.

I generally agree with @Russell Brazil and @Chris Seveney about written agreements, but there certainly are a growing number of cases (thanks to text messaging, etc.) where the signed writing requirement has been satisfied by conduct other than a signature on the _______________ line at the end of the agreement.Whether there was a binding contract formed in this instance would require an in depth review of the "contract" and all of the relevant communications surrounding it.
