Cash flow is much better at the lower end of the rent spectrum, and that is how a lot of investors make money, but it is risky because those tenants sometimes have problems paying, and turnover can have costly repair expenses.Placement of good tenant is most important factor, and unfortunately with fees PM's charge, their incentive is not necessarily to put the best tenant in place - they often receive late fees, and they receive a fee every time they place a tenant.

It’s a spectrum with one end totally passive (or almost), and the other end totally active ( or almost).Most tend toward the middle.Example of active is your situation.

As someone on the lower end on the income spectrum I want to cut my expenses as much as humanly possible to be able to sustain my high savings rate, although I would be able to weather 100% vacancy it would affect the amount I’m able to keep putting away for the next investment.

The overall cost of building and land exceeded the proposed market value of the property. 2-4 units is a different spectrum as it will be valued by comparables and not so income driven.At the end of the day you need to ask yourself if its gonna cost you X to complete.

But sometimes I am a little challenged at finding a balance between the Agent side and the RE Investor creative side because they seem to be at opposite ends of the RE spectrum : ) I have to do like Account Closed suggested and think more like an Investor but still stay within Agent regulations.
