I have every confidence that I will make more on that money than 1% over conventional terms (just to be clear to the moderators, this is not a solicitation as much as it is to show why it is silly for the OP to not extract out to the max LTV allowed by the refi - I expect there is zero chance for the OP to take me up on this offer :=)).Convention loan terms are so low it is basically free money.

C class = older units, typically 30-50 years old, lower to moderate income levels, very few amenities.D class = very old, no amenities, high crime, poor neighborhoods and school rankings, low income residents, mostly subsidized housing residents, etc.Again, these are general interpretations, there are exceptions and no hard rules.

However, you can INVEST in real estate, private property, gold silver, notes mortgages, llamas, businesses, horses, stocks, bonds, basically anything but life insurance, collectibles, alcohol-The irs does not recommend or authorize any investment and if you look on their scam page it specifically says if anyone tells you the investment is recommended by them it is not true.

There really Is not much value to them to accept a proposition especially on a moderate 6 cap property. ( An exception might be if one of your accredited investors is a WHALE.
