The other thing I notice and this goes from East Coast to west coast northern border to southern border is the poor have an affinity for red or black gauze like curtains.

Have a property (new build) in North East SA, rented for a year & unable to rent for almost ~10 months now, selling in this market would incur > 100K loss as impossible to compete with builders.

As is price point.. this will give you a better long term outcome.if you buy way under median your getting into renter dominated neighborhoods and schools for sure will be bottom ranked.. instead of going East have you considered Vegas.. lowest prop tax's basically in the country. no big weather issues  desert landscape super simple to take care of.. and Stucco homes with tile roofs no big thunder and wind storms to ruin roofs etc etc.. you can buy nice rental house there is a solid B location for about 300k. just worth checking out if you never have..

Some of those investors also own beach properties on the east coast and are seeing good returns there as well.

Maybe 2 pallets are very high end and other are middle of the road to low end.  

STRs are super popular in Charleston, but there's a lot of regulation now that's only getting worse, as well as some saturation issues.HOI costs will be higher east of I95 in SC for the most part.

I currently have a 2 unit house in the village of East Syracuse that I currently house hack.  

To fall in the middle, I will probably use a blend of the PV and FV values so that my CapEx percentage set aside is closer to 15%.
