From reading the complaints, plaintiffs allege that Clayton made oral/express contracts and presented marketing materials that promised his company would rehab the properties as included in the sale price but the properties were never rehabbed.

Last allegation he burned his dinner and they called the police and reported him for cooking meth which I know isn't happening. 

In fact, had the Insured in the case been the Grantor to the purchaser and the purchaser had brought suit for a breach of the title, depending on the facts alleged it's quite possible the title insurer would have been obligated to provide a defense.

While I trust my coffee connection, I haven't gotten anything in writing from this alleged 5.0% offer. 

He attempted to string me along, but I did my due diligence once his communication faltered even the slightest, and 7 days ago I posted his 10 day notice to comply or quit, which extends past his alleged vacancy date.

Most lawsuits are initiated by attorneys who want to get the quick money for an allegedly aggrieved client with little money to fund a case.so, they are looking for quick resolution and settlement.If you or your employee/contractor have truly stepped in the doo-doo and cannot manage to wipe your shoes clean early, opposing counsel will press to find the money trail.

I hired an attorney and we responded to the demand letter that she was fully aware of everything  as we have a copy of her inspection report where clearly addresses all of her allegations.
