You have to operate with a sense of urgency.

The profession must be doing very well because the majority of people I have come across have no hunger or sense of urgency.

For maintenance, they have in house contractors and I am free to use my contractors if need be.  24 hours is the time period for answering maintenance query and based on the urgency, the repair work will be addressed. 

However, I realize that sometimes wholesalers "create" more of a sense of urgency than there truly is. 

Basically people who don't have an interest in the appraiser's statements as they have more urgency than that???

The one I currently have would like for us to sign something and I have no problems doing so now that I know she is willing and open to writing these contracts and she understands the urgency.

I recommend shifting all of your efforts to selling this deal and go HARD and move with a sense of URGENCY.  

You never know when there's multiple offers or just urgency from the realtor to get a higher price. 

There is no urgency for you.Secondly, you don't sound like you actually believe in REI.

The seller wanting maybe a sense of urgency from the realtor to match the sellers urgency but only getting a lackluster feel from the realtor; almost like a "you're house is great, it will sell just wait."
