Why did you decide to do real estate from the crash and on?

When the market crashed in 2008 I jumped to the real estate side and worked as an in-house RE broker for an asset management company until 2012.

I make it unpleasant.

So many people are waiting for a rinse/repeat scenario of the bubble/crash from 2009, but what if that was really just a brief period of volatility in the context of the longer term uptrend, never to be repeated again in our lifetimes?

I search for something that will provide me a decent monthly profit and in an area where i believe i can trust pro forma to help me out when i plan to sell and 1031 into something bigger in a few years as long as we don't have a big crash (which some were saying could be imminent).i'm sure you've seen me post of the last duplex i purchased. 130k+100k in renovations

I intend to find value-add properties near transit lines to EWR, JFK, and LGA and BRRR into the AirBnB, VRBO, and Crash Pad ecosphere.

But the overall demand to live somewhere that has 17 available units for every 100 renters means to me that there is at least no true crash in demand on the horizon, regardless of what values do or don't do.

It's a very unpleasant business and the reason why many people should not be landlords.

God forbid a car crashed into your property or it catches on fire, but do you have the ability to fly out there for a week and meet contractors, insurance agents, etc. if that happens?
