If I'm able to contact the owner under going foreclosure can I make an offer to take over the loan and pay the amount that they are behind and get it out of foreclosure?

HI all,I have medium sized property (~40 units) that is undergoing significant renovations.

Therefore, I try to focus more on the property.Since I am focused more on buy and hold, I look for areas that are undergoing improvments, close to public transportation, fairly clean, boarded up houses.I would suggest going to a REI club meeting or go to a seminar held by your local housing authority.

As you know, Manayunk is undergoing a lot of new apartment construction with prices for a 1 bed unit asking around $1500+.

I am an OB/GYN currently undergoing additional training in high risk pregnancy.

I wouldn't buy something this skinny in a C area unless I knew it was going to undergo some gentrification next week.No harm in offering what works, though.  

This is mostly due to the fact that the home will be vacant and undergoing construction.

But specifically the energy corridor (out I-10 west towards Katy) and up north (Spring, Humble, The Woodlands) is undergoing major job growth and expansion.

For a much lower listing price than a MF, I can get a much nicer 3br space that will demand higher rent, without having to undergo any renovations.
