You'll have a tough time finding decent cash flow in Raleigh given your numbers if your approach is buying turn-key on market properties.

It would have to be dscr or something similar rather than conventional.Rob, I am familiar with a group that might be a good fit, but you would have to purchase a few at once to make it work, as they have a minimum loan amount of 75k on a small portfolio, but single properties at ~$55k would be tough, even for DSCR.

They can be tough to land, but persistence pays off.

These are all one bedroom units and the mostly young tenants keep them nice and don't whine about petty stuff (i.e. the lawn guys blew grass on my car), and don't have a bunch of drama.It would be tough to know the properties and tenants well enough to manage this kind of asset from afar, I think.
