If you could add a secondary suite in the basement it could work but as is unless you have high risk tolerance for negative cash flow I would pass.

I file a civil suit which took 8 months just to have a court date and of course I won BUT now I find out that his company LLC had dissolve 3 years ago so since the checks were written to his company name, I can't sue him personally.
