it's crazy to tie up a million cash to build a duplex. you can leverage that and build so much more units. ohio is one of the cheapest markets in the country to build and I'd pass on this deal if it's a million which I'm assuming it is of cash, with that amount of money you could be the majority partner in a 50+ unit deal with non recourse debt on a HUD 221d4 loan and have more than 50% equity. super low risk, urban core, non suburban deal in Columbus Ohio.

If you like the location long term appreciation-wise, and think you may be able to raise rents and create cash flow in the near future, and aren't concerned with cash on cash return/ the opportunity cost of having money tied up in these properties as opposed to putting it to work elsewhere... maybe your main goal is just a safe place to park your money... then you might consider keeping them or even putting more money into them so that they cash flow (refinance with more down).

We lost out on the opportunity cost of having tied up our money in exchange for no price advantage.Another member has had his face handed to him on furnishing costs on 3 separate properties.Also, when boasting about gains, Ronan takes the original cost of the cheapest unit at the time of purchase, and compares it to the current value of the most expensive, and claims it as the capital gain.
