I had the same experience you had with TAX certs I tried it once... the amount of work it took to really make any true money at it was far more than individual investors could normally do ( at least me with my 15 minutes attention span) plus having them bid down.

That comes to at least $600/year extra that easily covers the 5-year life span disposal, 7-year dishwasher and 10-year washer-dryer/microwave.

During this time span my wife and I have decided that we are going to move to Anchorage Alaska.

Because the projects can span 5-7 years there is always a need to find more equity investors.
