So while I can't claim to speak for every financial institution out there, it's a very broad survey, finding an option not contained there might involve making quite a few phone calls.When I see 30 year fixed, 30 year amortization, 30 year maturity (basically, identical terms to a consumer-friendly kid-gloves home loan), which does in fact pop up if I specifically search for it, it's almost always at a rather high interest rate, and the borrower doesn't opt for it.

I would like to outsource this last task, so that I do not need to worry about always being available and within phone service.

@Marc Winter another tactic is to get the broker on the phone if they seem to have a lot of questions that puts you in less of a bad position.

And what kills me - they won't answer their phone!

If I worked a true full time+ job where I couldn't pull my phone out or take a call whenever I please then I would gladly farm it out, but since I usually can I will gladly pay myself $60-100/hour to self manage from a smart phone. 

To do it over the phone you have to call within a certain time window after expiration.

Perhaps we could grab a virtual coffee or chat on the phone or a zoom? 

Or the 14 streaming subscriptions, and man alive there is a new i-phone that has 7 cameras and it's "only" $4,000 I mean how could one possibly go without the 7th camera come on, and the current phone is like soooooooo old you've had it like 6 whole months....... wtf.....
