Tell them that they can ask the roommate for the money , and then when the last tenant moves out they get the entire security deposit .

At any rate if you have a bad feeling about this couple (and the "money business" of the boyfriend plus what sounds like 3 high energy children ready to wreck your house would worry me more) then find a way not to continue with their application process.Thanks for your input.I do not necessarily agree with you on everythng you said but you did have a few good points.I would be responsible for the children if she does something to them as this woman is not related to them and I have the knowledge of that.Their family matters are not my business but if people live at my property it would be.Boyfriend and a girlfried are considered legally roommates.So I won't take a chance to have minors in a roommates contract.Nobody will be pushing for the application.They are not a good fit.And that is that.

Most former active duty I know who invested either bought a house after a crash and had other active duty officers as roommates (and one also took care of deployed officers' dogs for extra cash!)

i have the benefit of the VA loan and my friend that is on pretty much the same pay was given up to 350K loan with the VA loan, so i figured it would be easy for me to secure that financing and get a nice quadplex. boy was i wrong... the bank is only willing to give me a 150K loan (which is weird as i also have similiar credit to my buddy) and living in augusta georgia everything that is multifamily is very expensive and old. the cheapest duplex i could find was 180K and in disrepair, so i decided perhaps i could just buy a single family home and have roommates/ split the house/ ADU. but i can't even get quotes from local construction companies until i own the home apparently. so i don't think i can calculate the expenses until after i buy the home.so based on the situation i'm reaching out for help on the forums. any advice is appreciated!

You can still house hack, but you would want a partner or roommate also to be in your unit so you could collect "rent" or at least have the convenience for your partner during times when you are deployed.

My ultimate goal would be to get a single family 3-4 bedroom and then rent out the doors and have roommates.
