Like a good investor, I am prepared to hold the house for the Congressionally approved 5 years and live in the house the last two years to receive favorable tax treatment should all of the above fail --praying all the while for a decent tenant who could actually take care of a freshly rehabbed house AND change filters AND cut the grass.

This is a good indication that this is someone who has several properties and has used seller financing in the past and will probably be willing to do so again.These "local" investors often work in more than one county, so a similar check of surronding counties should reveal their name as well as other names.

These two things alone were enough to back me off but then the real kicker was when he told me that he had spoken with other rehabbers who passed up the property due to the inspection revealing the foundation was bad.This house is probably best suited for demo.

If you are selling a house in an area that sells for $100 a square foot for an average house that needs some updating and you put yours on the market all freshly rehabbed for $90 a foot, which one do you think people will buy?
