I'm not a prepper in any sense of the word other than having batteries and cans of propane for the camp stove for the occasional power outtage due to a storm.But, I am putting my money where my mouth is and very much looking forward to late 2015 and early 2106 here in the US.

While asset appreciation is a factor, it is a minor one in my decision making and I treat it purely as "gravy".

Looking at it from a purely mathmatical point of view ...cap rate = noi / ppcap rate can go up one of two ways, (1) if noi goes up, or, (2) if pp goes downwhere,noi: net operation incomepp: purchase pricecap rate: capitalization rate

You'll also have to have a 4 points inspection (elec, plumbing, hvac and roof) but that is purely a pass or fail inspection, and shouldn't affect rates. % deductible for wind coverage, 2-10%, will also affect the rate.

if you have great credit, solid assets and great income, sure,,, it would be based purely on your financial situation and wouldn't be secured by any properties.Banks prefer to have something to secure a loan with, so an open line of credit will be limited by your credit and ability to pay.

I've deal with a lot of banks and mortgage companies, and I will tell you that unless your an individual you aren't going to get a 'conforming' 30 year mortgage unless your purchase as an individual (and later putting into an LLC won't help either) The "protection" you think your getting from an LLC is not what you think it is unless you are purely an investor (and even then its not that good).
