Florida Insurance quotes

My husband and I are about to make an offer on a second investment property (our first in Florida) and we requested insurance quotes to help us determine the numbers. This is a multi-unit property with a main 3/2 house and a separate duplex in back with 1/1's. The structures are CBS. We received two quotes... a "best case" at $3,500 and a "worst case" at $7,100. I find these very expensive, but most importantly, the difference in these numbers is HUGE. It can actually make or break this deal. My question is, why can't (or how can) we get a more accurate number?? We would like to put our offer in tonight, but seeing these numbers now is confusing me. $3,500 is doable, but $7,500 is not. Opinions??
