I am a true believer of SFH as my investment vehicle and I think it is the way to go.

They usually look vacant and have a bunch of contractor vehicles in the front of the house.

I have a number of ceiling fans in different locations, and the motor usually dies, or a switch fails; never had a blade fly off.

The only con now is I must make time to go and check up on the property to make sure no code violations (grass being mowed, no vehicles parked in grass, fence not falling down, etc).

Are bike and walking paths important, bus lines and parking as people move from vehicles to living spaces or shopping.

I agree, it will be interesting to see what types of returns these vehicles will need to produce to be viable.

I have a lease that makes requirements; no inoperable vehicles or machinery, trash carts returned within 24 hours, no furniture or other items left outside unless designed for outdoor use, lawns kept in like manner of other surrounding properties...etc.

Also, we will have enough cash left over from equity in our current home to pay off our vehicles and put an additional $1100 per month in the bank.I am conserveative enough to know not to be counting chickens in the eggs.

I spoke to an insurance agent, and they mentioned if I have high insurance coverage on my vehicles and rental properties, and have all my insurance through them, I could get an umbrella policy for less than $500 a year.

I just want to make it applicable to my properties.For example I have added that maintenance of vehicles cannot be done on the driveway, and no holes in the wall for pictures.
