Using your example, you sell Mon for your $155K and have a contract on a new home for $100K two weeks after this one sold.

Selling vacant is easier, but if you can't/don't want to vacate the property investors will still look at tenant occupied homes 

Now taht real estate has gone back to the good ole days of not being an appreciation machine and a good investor needs sound fundamentals in managing and overseeing the properties - now you are given the wave of "creative finance" which comes off as its easy to get a home but it will be interesting to see how these people are fairing in a few years of mismanagement of these assets. 

It's now been 7 years since our fire and cookie-cutter neighborhoods are about 90% rebuilt, custom home neighborhoods are about 75% rebuilt, and luxury homes about 50% rebuilt. 

I am currently self employed as a GC with my own company: Carolina Premier Homes.

I paid just half of the price on it and have now made 50% appreciation on an unfinished home ..or 100% ROE on what I have actually paid.

I submitted an application etc but I am going to finish the rehab to get better terms before resubmitting.The back story is that I am about 90% done rehabbing a home for a rental. 

They want to keep the note long term but want to leverage or recapitalize using hypothecation (similar to #3 on Chris's list but with notes rather than homes). 

What're the steps which need to take place to complete the home purchasing process?  

4-5-6 bedroom homes with 3+ baths.
