In the paint/stain department you can find "deck wash" or "wood brightener/cleaner."

I agree with showing floor plans (can usually get from appraisal or inspector or building plans), get outside looking nice and take pics, and consider paying cleaner for free for tenants (why not take it?)

A sub2 is cleaner and lessens the seller's involvement.

Besides better terms than 22% on a credit card, it certainly looks cleaner, and you have the advantage of only remembering one payment instead of 5 or 8 or 12.

I will wait to see if I can look at cleaner properties.

At this point to make things cleaner, I think I"ll just skip the proration and use April 22 as a start date. 3-day quit or pay on Monday.
