Also keep in mind a lot of the 07 issues where loss's were taken was the BRRR when refis dried up completely and investors were locked into high rate short term debt.or they used heloc's that then got frozen by their banks and they could not finish the project or count on that money to pay bills.

The problem here is when you bought the property, your was worth 5 times the equity, but after 4 years (in this example) the PV was only worth 3 times the equity...and the equity represents cash that is frozen. 

I'm at that standstill point I have read and watched so much about, I just am frozen as to what do next.  

When investor loans Froze and they frozen like the Antarctic prior to global warming.. everyone was stuck.... every lender in real estate was affected.. good bad great not so great..  

Let me say this, I group equity into the cash column in the sense that it is frozen cash, as opposed to liquid cash (CF). 

But if they don't then the monthly cost of one "house meter" 's worth of heat will be much more cost effective than time spent mitigating the damage of a potential frozen or busted pipe come winter time.
