To answer your question, I sold an underperforming property (which is where I got the majority of the DP) and  I also had some money saved up and both combined to formulate the DP.

This is definitely the type of guidance I was looking for.Currently looking to buy and hold, so will look into formulating an Operating Agreement and LLC

They seem to ask a lot of questions up front and then formulate a price.  

If you don’t know ask the subs to help you with this so you can formulate the budget but never hire sounds or labor the hour only by the job.

So keep the occupancy limits in the back of your mind when formulating a strategy. 

A good mortgage pro will ask you to share with him your short- AND long-term goals; once you've done that, he'll help you formulate a plan to reach those goals.
