Advice on 150k liquid cash

I’ve been blessed to work myself into a situation to reap 150k in liquid cash with a near perfect credit score.

I’ve very interested in real estate bc I’ve been in the construction trades my entire life (enjoy it as well). I can literally do any repair and specialize in HVAC & Plumbing.

Located in Charlotte, NC.

What I want out of this/these investments are never have to work a 9-5 again. I would like to be the maintenance and property manager.

What should I do with this 150k?

@Kenny Ramsey - Way to go! Money in the pocket is a Great start for a real estate career.

Like everyone, I would strongly advise educating yourself, but decide on the path you plan to follow, so your education is more focused.

I started maybe two years ago under circumstances very similar to yours and started flipping SFHs.

You can decide whether you use your own or look for OPM.

Flipping builds your capital fairly quickly (albeit with a lot of your own hours put in it). With your skill level, I would go to the high risk deals - foreclosures (you buy houses unseen). Go to the Mecklenburg county courthouse and learn the bidding process. You can DM me and I will be glad to share what I learnt doing foreclosures (I still do them, though they are not my main focus now).

Ultimately, you want to transition to passive income, which I am doing now - I can share a lot about that too.

Good luck!!
