Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $1,200,000
Cash invested: $360,000

This is a duplex that I use for Short-Term Rentals.

What made you interested in investing in this type of deal?

My experience with the Short Term Rental market was really good, so I decided to invest here.

How did you find this deal and how did you negotiate it?

I bought the deal Off-Market by door knocking.

How did you finance this deal?

30% down, Conventional

How did you add value to the deal?

I've furnished both units and I've added personal touches to prepare it for Short Term Rentals

What was the outcome?

So far, it has been going great.

Lessons learned? Challenges?

We had a little trouble with the appraiser, but in the end we made it work.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes! I used the best Realtor ever.....ME!!!
