It's also a good opportunity to meet with your neighbors, extend thanks for them being good members of the community, and share with them some Christmas cheer.As far as the bad neighbors, I haven't ran into this issue, but if I did have bad neighbors, I would probably give them coal or a mafia style dead fish.

And your at the mercy of a very steep learning curve.. your not going to learn the reality and nuts and bolts reading about this on line.. its a belly to belly business one needs to get in the game and network with those in the game.

indeed, some areas of California can be a tough nut to crack, especially much of Southern California and the Bay Area for example...but sometimes you can drive to outlying areas and find far more affordable property.  

If you have no product to sell.. then I am not interested as I would think your just fishing.

Thanks for any comments.We live in a small town not far from a very popular tourist area where river-based activities are common - tubing, kayaking, canoeing, fishing etc.

There is a lot to be said for the nuts and bolts of what you offer but, remember, a home is usually an emotional experience.

Along with another big point is PM the lower value asset class's are High touch and PM is critical and as most PM companies grow they soon learn that these types of properties are not profitable for them to manage because of the extra work involved so I see the better PM's moving up in asset class's and leaving these types of homes behind...Its not that you can't get lucky and I am sure locals in Memphis think this is nuts but they also source there deals so what they get for 50k may not be what someone from CA can get the same home for in the same condition.My real experience came when I learned  as a lender in possession of a multitude of Memphis properties ...
