@Pete Harper, I understand your conundrum, but there are few things I love better than a fat little greasy wad of cash sitting pretty in my hot little hand, stinking of sin.

Driving around I spotted a house in a decent neighborhood that had a fat FOR SALE sign in the front yard and a phone number but it's not a broker sign. 

C'mon, like our govt overlords like to say it can happen to any of us - Unless you're a public employee that can sit home at full pays in sweats for eight months of COVID and look forward to a fat retirement check I'm funding.

All of us also know we are operating under pretty slim margins as is and aren’t all fat cats counting our stacks but that is how we are viewed by many.  

As Gene mentions, you can tell a lot from people about if they respond to emails/voicemails, if they show up to your estimate on time, if they get you a bid back when they promised.One final note, when you are talking to them, ask about their draw schedule.

You have to make it worth their while to "settle for" a drip-feed return father than their rightful big fat return up front.ie. 

"pigs get fat, hogs get slaughtered".
