Calah Lopez the best way to find cash buyers is to go where every cash buyer goes to eventually,the courthouse steps.Most professional cash buyers like to get their deals from the auctions in front of every courthouse and public auction meeting place.Get there early and watch them as they check in and display their cashiers checks from the bank to the auctioneer.Then go up to them with your business card and ask what is their specific criteria for the properties they buy and ask them if they would like you to notify them when you get one under contract.Most will say yes and if you go to enough auctions over a few months you will easily have a buyers list of 20 all cash buyers.

This poses some small concerns to which the seller advocates just telling the loan company that we'll move the tenant from the 5th unit into a vacant unit, and say it's being used as a 4 unit building.I'm concerned at what I view as the ethical flexibility displayed by the seller.Is what he is proposing illegal?

I always vet all professionals using the Department of Business and Professional Regulations to check licenses, complaints filed, pending judgements, etc. in my opinion, if an individual is not willing to provide you certain information and/ or displays a combative attitude, that would raise a red flag, for me.

@Paul Stout Not sure if it helps but I think there is a setting in google voice so it displays your phone number calling.
